In June of 2007, in a partnership with Hampshire Company, Central Development purchased the Cable Building from Judd Properties. The building was built in 1889 as the power plant and garage for Denver’s original cable car system. The 30,000 sf building is now thome to The Old Spaghetti Factory and five office tenants. Through Central Development’s re-branding of the Cable Building the building has attracted vibrant and innovative tenants, created a creative environment, and even won an award at the LoDo Limelight awards for the successful repositioning of a building.

Completed in 2011, the Southpark Animal Clinic consist of a 5,000 square feet veterinary clinic and surgery center. The building was constructed of structural brick and has 14 foot clear, 9 foot high windows, and an EPDM roof. With spa-like finishes animals can get full medical treatment in addition to a full grooming and boarding facility.

Central Development leased an initial 17,490 square feet to Reglera at Lakemont in 2011. The quick growth and pending lease expiration put Reglera in a tough spot and forced Central to construct over three quarters of a million dollars of tenant improvements in just 10 weeks. Before the construction was completed Reglera had expanded into 23,850 square feet and a year later grew to 26,871 square feet.

In 2012 Central Development completed the Gordon Holdings corporate headquarters and Polystrand manufacturing facility at Highfield Business Park. This 120,000 sf state-of-the-art facility on 8.6 acres has 16,000 sf of office and was built to impeccable standards. The 32-foot clear building included an 8” reinforced slab over 6 inches of gravel and a vapor barrier. The building included a snow melt system for the truck courts, T-5 lighting throughout, full building automation, and over 12,000 amps of power. Central Development also constructed Gordon’s process equipment, including electrical to their equipment, an industrial oil heater, and a chilled water system.

In 2007 Central Development began assembling the south east corner of Evans and University across the street from Denver University for an apartment development. What started as a small 50 unit development kept growing as additional parcels were acquired. At the end of 2007 Central Development was presented with an unsolicited offer to purchase their assemblage and sensing the economic slowdown and short term overbuilding around DU, Central decided to sell. In 2011 Urban West broke ground on a 213 unit apartment building with 25,000 sf of retail which is slated to be completed in 2013.

In 2011 Central Development purchased the first property that was bank owned and immediately entered into a contract to purchase the 2nd property through a short sale. Central Development made significant structural, grading, and aesthetic renovations to the complex including replacing a significant number of rotter floor joist and rim throughout the project without relocating the tenants. Central Development also re-branded the project which included major club house renovations, new signage and landscaping, upgraded marketing materials, and a name change. Central Development’s efforts have realized higher rents, a near 100% occupancy, and doubled the appraised value of the property.
