MONUMENT – Preleasing has begun at a new retail showroom development in the northern Colorado Springs metro area.
Leasing efforts at The Rock Commerce Center, located at 19165 Monument Hill Road, are being led by Randy Churchill Dowis and Paul Engel of NAI Highland. The 163,800-square-foot tilt-up concrete structure, developed by Central Development and designed by Intergroup Architects, is expected to accommodate three to five tenants. The Rock is ideal for businesses in the home furnishing, building services, HVAC, indoor sports or motor sports industries, according to The Rock’s website.
Groundbreaking for the project is planned for this summer, with delivery expected in late spring 2025. The 14-acre development will be managed by Central Management. The Rock’s design drew inspiration from nearby Monument Rock with the intention to “fit in while standing out – being visually striking while still being respectful of the surrounding area,” said Central Development principal and co-founder Jeremy Records.
“The iconic Monument Rock towers above the area and is its namesake, so what better inspiration for our development exterior than an actual stratified rock formation from the local terrain,” said Bill Smith, Intergroup Architects senior principal. “The goal was to blend the development and building into the natural beauty of the surrounding area, not to distract. Monument is situated at the base of the Rampart Range, with many natural earth colors and hues. The building was inspired to blend and enhance these together, with our Colorado blue sky as a Backdrop.”
The development offers flexible bay configurations, including dock-high and grade-level loading options. Central Development has also set aside budget to enable each tenant to enhance its showroom entrance. A large monument sign shaped like Monument Rock is planned to pay homage to the Formation.
The property, which is situated less than 30 minutes to Colorado Springs and within an hour drive to Denver, provides visibility to more than 63,600 vehicles per day. It is the only freeway-visible showroom space between Colorado Springs and Interstate 70, Records said. As the northern Colorado Springs market continues to grow, The Rock offers customers in search of home furnishings, building supplies or other types of showrooms the opportunity to visit facilities closer to home, a statement from Central Development said. Currently, many of those retail showrooms are in the northern Denver metro Area.
“‘First in, first out’ are words to swear by in the Colorado Springs market,” said Dowis. “The first developer willing to spec product will be the winner, especially in this area. There has never been a large, quality, wholesale office and distribution project in northern El Paso County.”
Central Development’s Vapor Trail speculative industrial project in Aerotech Commerce Center, located at 950 Vapor Trail in the Colorado Springs Airport submarket, reached full leaseup in November, according to previous reporting. Intergroup and Central Development have previously collaborated on several awardwinning projects, including Vapor Trail, industrial buildings Highfield 3 and 5, and Gordon Holdings’ office/manufacturing facility. Intergroup plans to submit The Rock for the Tilt-Up Concrete Association’s 2024 Tilt-Up Achievement Awards. With a focus on investing and developing in Colorado, Central Development has completed more than 4.25 million sf of development worth approximately $495 million.
